The Five stages of Spains property price recovery
The 5 Stages of Property Price Recovery in Spain, the Canary Islands, Mallorca and Menorca
So many people are trying to figure out exactly when Spanish property prices are going to reach the bottom, because that’s the moment when they want to buy. This article is our opinion and we could be proved right or wrong but as we are enjoying our best year since we started Girasol Homes and with Spain the number 1 market we are fairly confident things are on the upward trend with the properties we are seeing sell.
It is not an exact science as some properties will just be un saleable whether the market is good or not and everyone even remotely connected has an opinion. Regardless of which method you choose, at the end of the day it often just boils down to guesswork, instinct or experienced good timing. However, armed with an understanding of the 5 stages of house price recovery, you can remove most of the guesswork and make sure that when you come to buy, you are doing it at the best possible time.
Here is a simple graphic illustration of the 5 steps to property price recovery and remember we specialise in Property Bargains so we would expect to get you a brilliant buy whatever the market conditions and especially now.
1) The bargains are selling in some quantity, and although the bottom of the market has been reached, these last bargains force the statistical prices slightly lower as they are sold at prices even lower than market value.
2) The statistical bottom is reached. By now almost all the ‘bargains’ (properties being sold below market price) will have been sold.
3) Prices start to rise, however due to the lag in gathering and reporting statistics (and Spain is worse than most places at this), readers of the press will still be seeing reports showing that the market is still at position 1.
4) Prices in ‘real time’ are now solidly rising as tentative demand returns. Press reports now show that the market has reached stage 2, and this will also encourage buyers. The bargains have all but disappeared.
5) ‘Real time’ prices are now 6 months past the bottom. Buyers are now seeing stage 3 statistics and for the following months, price rises will accelerate. Although properties bought in this time will gain in value, clearly those who purchased at stage 1 and 2 will have had the greatest benefit.
Things to get right
Get yourself organised – if you need a mortgage get one before you view, we have a mortgage department who will get you a Decision in Principle within 48 hours
If you are planning to purchase a property do the groundwork with us before you go out and view, our property search form is the initial “eyes and ears” that our large network of “property finders” will use to search for your ideal home.
If you are going to transfer a large amount of Sterling speak to our personal foreign currency expert as soon as you can

Although this may initially look like terrible news for anyone potentially looking to purchase overseas it has also created some fantastic buying opportunities. This is due to sellers being able to heavily drop their prices as they will now receive a lot more money for their property when bringing funds back due to the weaker Pound.
In fact, I have actually seen some properties that actually work out cheaper now than they were when GBP - EUR was in the 1.20s as sellers get desperate and drastically cut their asking price. Anyone in a fortunate enough position to be able to invest overseas would be prudent to take a look at

Everyones saying cautious recovery on its way!
A two-year bear market that ravaged global real estate stocks has petered out and a recovery is already underway in key Asian markets, with the United States and Europe to follow, Cohen & Steers Inc. said on Thursday.
The Asian real estate equities recovery would precede ones in the United States in 2010 and Europe in 2011, the global property stocks investor said at the European Public Real Estate Association's (EPRA) Sept. 3-4 conference in Brussels.
Co-Chairman and Co-Chief Executive Robert Steers said recent months had seen significant and rapid change in the global real estate equities markets as monetary and fiscal stimulus packages helped bring an end to the recession.
"The recapitalisation of listed real estate companies is also progressing well, and together these factors will initiate a new positive return cycle for stocks," he said in a statement.
Global Portfolio Manager Scott Crowe said in the longer term Cohen & Steers believed real estate values would settle at higher levels than were generally expected by the market.
"Net asset values for many real estate stocks are rising, driven by better-than-expected cash flows and improving cap rates," Crowe said.
"Furthermore, companies are starting once again to acquire assets, which should also contribute to value creation."
Cohen & Steers said its research showed the real estate total return cycle would likely comprise three phases, starting with equity recapitalisation.
"The second phase, preceding the final fundamental recovery in markets, will be characterised by significant acquisition opportunities in the United States, the Spanish property market, Germany and France, and to a lesser extent in Asia," it said in a report.
It also said factors that attracted investors to real estate investment trusts - such as competitive total returns, moderate volatility, attractive current income, and low correlations with other asset classes - were starting to materialise.

The steadily rising pound against the euro has got more than Spain’s ex-pat community licking their lips in anticipation. The UK’s property speculators are finally getting their wallets out.If the pound’s value continues to rise; and the consensus of informed opinion believes it will, sellers on the Costas will find more viewers. The downside is that they will not get as many pounds sterling … if they are converting.
Estate agents and foreign exchange providers are experiencing a revival of interest from those interested in buying properties abroad. The most popular locations are Spain, France, Italy and Portugal. Conti Financial Services say enquiries have jumped by 20 per-cent in recent weeks.
THE PERFECT STORM
Michael McLaughlin of Southern Comfit International says the reversal was quite predictable. “When the pound was falling to near parity reluctance to buy was perfectly understandable. The situation is now reversed and the ‘tanking’ of property prices have combined to create the perfect storm.”
The UK pound’s seemingly inexorable rise has also reversed the trend in which European property buyers preferred buying into the UK market. The tide has turned in favour of those selling and buying along Spain’s Mediterranean coastlines.
Currencies Direct, Mark O’Sullivan, the group’s director of dealing says, “We have seen a dramatic increase in the amount of money entering the international property market.”
SPAIN OFFERS MORE FOR LESS
Is the value difference between the UK improving? Michael McLaughlin thinks so. “In truth Spain has always offered more for less than has the UK. It isn’t back of the envelope accountancy to say you get twice as much for your money in Spain as you do in England; with other advantages added.”
The more pragmatic buyers appreciate that whilst the value of the pound isn’t as potent as it was several years ago, the drop in property prices on the Costas has compensated. A buyer in 2009 is actually getting as good a deal than those who bought prior to 2005, because artificial values have been replaced by reality.
Astute property buyers realise that whilst the pound is 15 per-cent weaker against the euro than it was last year, the 30 per-cent drop in asking prices is now equal to a pound set at €1.40 to €1.45.
Speculators, rather than the domestic buyer, also realise that taking out a euro-mortgage, whether they need it or not, will put them at an advantage as the rate continues to improve.

Repossessions in Spain - Is it really worth all the bother?
Sometimes but not most of the time!
A lot of our UK customers seem to think there is a car boot sale occurring all over Spain. Partly true. But not for good quality property - here we have a buyers market for sure, but they still remain superb properties at amazing prices if you allow us to help with a quality service and effort.
We have been approached on numerous occasions recently by various Spanish banks and hangers on (people who know bank employees), wanting to feature their bank repossessions as part of our distressed Spanish property portfolio.Whereas we have no problems looking at opportunities for our clients, and in some cases it makes sense, you have to tread very carefully.
But having looked into the repossessions market here in Spain, and in our opinion, there are a number of obstacles to overcome before you can successfully (and confidently) promote the concept.
No Control
With Bank "Repossessions", as a client looking to buy a cheap Spanish property, you are completely in the hands of the bank and their representatives. We have heard nightmare stories about banks changing the prices at the last minute, and being very vague on property information. We think only a very small percentage of these Spanish repossessions are actually genuine ´bargains´ - most of the really good properties are snapped up by bank staff or families while the rest of the properties are usually rubbish, low quality properties with paper thin walls in poor developments or in the centre of cities where our majority of clients do not want to be.
In a few scenarios, a developer has gone bankrupt and the bank needs cash to salvage something from the situation. Very often, the true value can also be much lower than even the discounted price from the bank.
Cheap but nasty
Repossessions they may be, but as far removed from a genuine bargain as you could get. These are the properties that I keep telling my clients that will be on the market in 3,4,5 or 6 years time.
You get the property you deserve
If you don't listen, and you don't take the time to get it right you will join the many people who are buying properties in haste, to repent at leisure for years.
As we look after many clients and lots of agents we are so careful that we get it right I know we have lost many clients in the last 6 months who have ignored our advice and bought badly. We cannot impinge on customer choice, we are not that influential!

RETURN TO POSITIVITY AT A PLACE IN THE SUN LIVE
Over 9,000 people attended last weekend’s A Place in the Sun Live (APITSL), according to estimates by the show’s organisers. The three-day property exhibition at Earls Court in London received around 5,600 registered visitors, not including exhibitors and a further 3,400 guests came from the Ideal Home Show next door, it claims.“Attendance was really good and there was a feeling that the bottom of the market is approaching,” said APITS’ managing director Andy Bridge.
“The Ideal Home Show visitors added to the atmosphere of the show. We saw there is still a market out there.”A Place in the Sun is regarded as a barometer of buyer sentiment in the UK, more so since this was the first major overseas property show in some months due to the cancellation of the March Property Investor Show.
'Serious' visitors
Exhibitors generally reported a positive experience. Christos Drakos, UK and Ireland area manager for Cypriot developers Pafilia said: “Overall it was a good experience and a learning experience. As expected, there was a lower volume of people than at previous shows but the enquiries we had were serious ones. It was about quality rather than quantity of interest.
”Some serious business was done as well. “We had lots of quality enquiries and booked several inspection trips,” said Nigel Salmon, managing director of UK-based agency Girasol Homes. “A lot of people have been holding out but now there’s a window of opportunity to buy quality property.”
This was view echoed by Paul Owen, chief executive of the Association of International Property Professionals. “Although there were fewer visitors than in previous years, they were serious buyers and numbers were better than expected,” he said. “Everyone seems to have done business and that needed to happen. It was very important for the industry not to have an empty calendar.
”APTIS’s Andy Bridge added: “The show’s success is testament to the power of the brand. But we had to work harder, think cleverly and show more ingenuity when marketing it. Exhibitors couldn’t just arrive and do the same thing as before. They had to think about their whole package. But there were only half the number of exhibitors of last year, so there was reward for people who still believe in marketing.
Exodus market still strong
The emigration section proved popular, with hundreds of Brits attending seminars to get advice from currency providers, banks and property specialists.“I am filing applications for over 600 new bank accounts a week from mainly Brits looking at heading to Australia permanently,” said Stuart Wallis from the National Australia Bank. “There has been a very strong attendance at the event because a lot of people in the UK want to escape the recession and enjoy the sun and lifestyle that comes with Australia.”According to the UK Office of National Statistics, 400,000 people emigrated abroad permanently last year, mainly to the markets of Australia, New Zealand, South Africa and Canada.What do you think?
